Problems with achievements

I know, I know - why coming back to this
but please...

I have version 1.7.0 ENG with all 5 DLC
Achievements are not so important but make game funnier

for example: I rent a werehouse but it does not count as achievement but it is on steam list
?

I read a lot about problems with midnight counting, reset by making new game, I know about specyfic achievements likr "having own house" that can be obtained only by going Organisation way in Dutch Gambit

but what with other achiev?
Is there a mod to fix this?

p.s. One more question - with my version and 5 DLC witch mod is the right one for me, for example to fix the Reggata Bug?

I would use the Hookmod for 1.7.0 ENG.
Notice - Hook's Mod for TEHO 1.7.0.ENG (09.04.20)

Unfortunately, I can't really help you with that. Never got an achievement myself anyway.
Maybe it has to do with me playing with Steam on offline mode; not sure haven't bothered anyway.

As he said @The Nameless Pirate , to solve the bug of Regatta you can try the Hookmod ENG.

As for the achievements in my case I do have them, I play with the hookmod activated and with Steam online.
